Sell a property


Many sellers have difficulty estimating the duration and extent of a sales process, because a real estate transaction includes many specific variables and parameters. The different steps such as the estimation of the sale price, the documentation, the marketing, the visits, the negotiations and the closing of the sale, however, must be well planned, coordinated and prepared.

1. Valuation of your property – realistic market value

This may sounds simple at first glance, however a mistake at this early stage can have serious consequences in terms of delay of sale and of closing.

Only a professional can address that issue. The "intuition" or the well-intentioned advice of a close relation often leads to the risk of too high or low a valuation of the property to place on the market.

2. Documentation

One important aspect of the preparation of the sale process is to gather all the information and documents related to the property.

3. Sales files

The sales files must be complete and detailed. So we take care to put together all the information concerning the property (precise description, photos, cadastral plan, land registry, authorization, etc.). That document opens the way to a successful conclusion and allows interested customers to take a quick decision.

4. Marketing the property

The sale of a property affects the emotions. It is not uncommon that the personal valuation of the property for sale lacks objectivity. We have the advantage of a pragmatic view of the situation. We have no emotional connection with the property, so we can focus exclusively on the practical steps. The property is attractively and objectively presented.

The marketing of the property can be done via publication on our website, by publication in third party websites or in magazines, or transmission of personal sales files to targeted potential buyers. Of course, the different channels of marketing are discussed with you beforehand.

5. Communication and availability

Selling a property requires frequent communication in order to obtain the necessary information, both from the seller and the buyer.

6. Negotiation phase

Negotiations on the sale price can be long and arduous. This is a difficult step for those who have little experience in this domain. Our experience is helpful and we take care of collecting offers and submitting them to you. Thus, you can examine them calmly and without pressure.

7. Obtaining a mortgage

For the seller, it is imperative to have the funding secured by the purchaser. We frequently consult our partners specialized in mortgages in order to make accurate calculations.

8. Closing of the sale – signing at the notary

A seller often lacks experience from a legal standpoint. During the final phase of the sale, it is important to clarify all pending issues and establish a satisfactory conclusion for all parties.

We support you throughout this process of collecting documents to present to the notary (where applicable: mortgage agreement, sale of furniture agreement, information on building insurance, etc.) until the day of the signing (final sale, forward sale or sale commitment).

9. Handover of keys – transfer of ownership

At the signing of a forward sale we will arrange a date of delivery of the keys, as per prior agreement on the bill of sale, and  inform the notary of the smooth transfer of ownership so that the funds are paid to the owner.

As for the sale commitment, it is customary that the buyer pays a security deposit of between 5% and 10% of the sale price to the account of the notary. This amount is recorded in his accounts and is transferred to the seller on the day of the final signature.  We take care to define the date in agreement with the seller and the buyer.

In case of non-fulfillment of the sale, the security deposit remains in the seller's favor.
